A more mature, more selective market: what buyers look for in Sotogrande today
Privacy, open views and energy efficiency: the priorities shaping 2026 and how to prepare a property to sell it well.

Sotogrande closed 2025 with stable prices and steady international demand, and local press summed it up at the start of 2026 with an idea we share: the market is now more mature and more selective than a few years ago.
Today’s buyers arrive better informed and know what they want. Properties with privacy, open views and good energy efficiency attract the most interest, while those needing major renovation or listed at unrealistic prices spend longer on the market. The resort’s security and the quality of its amenities — schools, golf, marina, sport — remain its great advantage over other destinations.
In our experience, this translates into very concrete advice for sellers. First, a well-founded asking price: buyers compare a lot and penalise aspirational pricing. Second, careful presentation: professional photography, clear floor plans and all the paperwork ready from the start. And third, small improvements with a big impact, such as lighting, the garden or climate control, which buyers notice on the first viewing.
For buyers, the advice is the opposite: move early. Well-located, well-presented homes find buyers quickly, and many sell before they ever reach the portals. If you would like us to let you know when something that fits your search comes up, just tell us.
