Average prices reach an all-time high and over a third of the interest comes from abroad. What it means for buyers and sellers.

Sotogrande at record highs: prices peak as buyers become ever more international

Sotogrande is enjoying one of its strongest moments. According to data published by idealista in March 2026, the average property price in the resort has reached an all-time high of €3,711 per square metre, and international interest keeps growing.

Around 35% of visits to listings in the area come from abroad, led by the United Kingdom, Germany and the United States. It mirrors what we see every day at the office: families looking for a second home — and increasingly a main one — with security, international schools and sport on the doorstep. Among Spanish buyers, Madrid accounts for 14% of demand.

Part of the explanation lies in Sotogrande’s origins. Ever since Joseph McMicking conceived it in the mid-20th century, the resort has favoured low density, privacy and discretion. Today it has just under 10,000 permanent residents, a figure that triples in summer, and that balance is exactly what today’s buyers value most.

For sellers the context is favourable, but it rewards doing things properly: a realistic price from day one and a presentation worthy of an international buyer. For buyers, the key is to act with good information and speed, because the best homes rarely reach the portals. If you are thinking of making a move, in either direction, we will be delighted to help you read the market.
